What fees do I have to pay to apply?

Pets
Is your community pet friendly?
Yes, our community is Pet Friendly! Before moving in with your furry friend, you need to register them on our Pet Screening portal. It’s easy! Just visit The Upland Pet Screening Portal and create a profile for your pet. This step is now required for all new leases and lease renewals. We’re excited to welcome your pets and ensure responsible and healthy pet management.
What are the fees that I must pay for my pet?
One-time non-refundable Pet Fee $500 for 1 pet, $750 for 2pets, $35 monthly fee pet rent.
Parking and Vehicles
Can I rent another parking space?
Yes, for an extra $120 per month you can rent an additional parking space. You can rent 1 additional parking space per apartment home. Subject to availability.
I have a commercial vehicle; can I park it in the garage
No, unfortunately no commercial vehicles are permitted in our garage.
If I have a motorcycle or scooter where can I park it?
Motorcycles or scooters are required to be parked in its own assigned parking space. You can purchase an additional assigned parking space for $120 per month. Subject to availability. Please contact the Management Office for restrictions.
Utilities and Rent Payment
Are any utilities included in the rent?
You will be responsible for a $65/month Amenity Fee which includes access to all our community amenities, pest control service, and trash service.
Your apartment is sub-metered for water/sewer usage and you will be charged monthly based on your personal consumption. This charge will be added to your rental ledger and can be paid online with your monthly rent payment.
Electricity is individually metered with FPL, so you can set up your account directly.
Can I pay rent online?
Yes, we offer an easy to use Resident Portal where you will be able to pay your rent online as well as submit maintenance requests.
Are there fees to pay rent online?
The best option is to pay online via ACH. The fee to pay online is $1.95 per ACH transaction.
Apartment Features and Restrictions
What is included in the rent?
Access to our state-of-the-art amenities; 1 assigned parking space is included in the rent for 1 or 2 bedrooms; 2 assigned parking spaces are included in the rent for a 3-bedroom apartment homes; Maintenance.
Do you have carpeting in your apartments?
No, we have unique wood style flooring throughout.
Am I allowed to have a BBQ grill on my balcony?
No, unfortunately grills are not permitted on balconies or patios. For your convenience we do have a BBQ grill area.
Can I smoke on my balcony?
No, this is a smoke-free community. Smoking is prohibited in the apartment; on patio or balconies; or in any of our common areas.
Do you have electric car charging stations on-site?
Yes, we have electric car charging stations on a first come first serve basis.
Do you offer storage on the property?
Yes, we have both climate controlled and non-climate-controlled storage units for rent. Prices range from $50-$90 a month. Subject to availability.
Moving and Maintenance
For after hour emergencies where do I call?
Yes, an after-hours emergency service is provided.
For moving in, is there a designated area for my movers?
Yes, we have one designated area in each tower.
What days are we allowed to move-in?
Move-ins are permitted Mondays through Saturdays. Please call the management office for designated time slots.
If I have a maintance request, how can I submit it?
Through our resident portal, you can submit all maintenance requests.
Do I need to be home if I have a maintance request to be completed?
No, with your authorization, maintenance can complete your request without you being present. However, if you have a dog, you will need to be home to watch the pet.
Special Cases and Policies
If I am self-employed, what do I need to provide as proof of income?
As part of your rental application, we require 3 months of bank statements and pay stubs. If you are self-employed, we can accommodate 3 months of bank statements and your most recent personal income tax return.
I see you require renter’s insurance; can I transfer my own policy.
Yes, but it must cover the whole lease term and be at least $300,000 personal liability coverage and all lease holders must be listed on the lease.
